Welcome

There's much a Loan Processor does in a day it's difficult to list it all. Our Processing service is concierge, its custom to each loans needs. The relationship between the Processor and Broker/Loan Originator is a close one and we strive to always be on the same page. Mortgages is a team sport! Theres no crying in mortgages.

Expectations:

The Process

The mortgage loan process will take us through several milestones, each having different distinct requirements. Below is just a small glimpse of a few of the tasks a Loan Processor does throughout the loan process-

Pre-Approval

Preapproving your Borrower-

Why is preapproval important?

  • Makes the submission process smoother & faster
  • Borrower already knows what to expect
  • No last-minute surprises
  • Verify documents such as proof of income, credit reports, and bank statements to confirm the borrower's eligibility
  • Make sure the loan application meets regulatory and lender-specific requirements

Under Contract

  • Carefully examine the loan agreement to ensure all necessary details are included and accurate
  • Work closely with underwriters to address any concerns and provide additional document
  • Communicate with Clients to request missing information or clarify details
  • Order and facilitate all Third-Party items like Title, Appraisal, Insurance, and more.


Processor tasks

The below list is of the most COMMON documents typically required. ALL loans differ. This information is not obtained from any government agencies and is mere suggestion from experience

Document Review

Your Processor reviews and analyzes ALL documents the Borrower provides. This includes Bank Statements for large deposits, reoccurring payments, etc. Pay Stubs for deductions, hours worked, variable income. Tax Returns may also be reviewed depending on the loan product. All REO items (other owned properties)

No document is left unturned. 

Conditions

Your Processor communicates closely with the Underwriter. We make sure everyone is on the same Team and all goes smoothly. The Processor lists and tracks down all Underwriter conditions in a timely and professional manner.  Your Processor will always have the most recent status update for you. Your processor IS available to you.

Closing

Your Processor assists all parties with Closing. From connecting everyone involved to start balancing to facilitating the scheduling of closing. All is taken care of.  Post Closing, your Borrower will KNOW they can always reach out to your Processor with ANY & ALL questions.

Systems

Your Processor utilizes Arive & Lendingpad. You simply add them to your Team! If you utilize a different system, let us know and we will inquire what is needed to be on that system as well.
